Building Regulations Information

Typically, detached timber buildings such as garages are exempt from most building regulations. However, there are some important considerations:

Small Size Exemption: Building regulations typically do not apply to wooden garage designs if the floor area is under 15 square metres and there are no sleeping accommodations.

Moderate Size Exception: Garages sized 15-30 square meters usually don’t need building regulations approval if there’s no sleeping area and they are at least one metre from property boundaries or primarily made from non-combustible materials.

Attached Garages: If you’re building a garage connected to your home, it typically requires building regulations approval, regardless of size.

Conversion Rules: Converting an attached garage into a habitable space usually requires building regulations compliance. Some structures might be exempt based on specific criteria outlined on the Planning Portal.
