Planning Permission for Timber Home Extensions

There are several stipulations involved when you wish to build a timber frame extension for a house, while adhering to both planning permission and Building Regulations. These include stipulations around:

  • Ensuring that the materials used in exterior work have a similar appearance to the existing property (with the exception of conservatories)

  • Ensuring that no more than half the total area of the property (excluding the original house) is occupied by extensions or other buildings
  • Ensuring that no part of the extension extends beyond a wall facing a road, if it is a principal or side elevation
  • Ensuring that your extension is not wider than half the width of the house
  • Ensuring that side extensions are only one storey high and no more than 4m in height
  • Ensuring that extensions built within 2m of the property boundary have eaves that are no more than 3m in height
  • Ensuring no part of the extension is higher than the highest point of the roof of the original property
  • Ensuring the pitch of the extension’s roof matches the pitch of the existing roof as practically as possible
  • Ensuring single-storey extensions are built no closer than 3.5m to a boundary with a road to the rear
  • Ensuring multi-storey extensions are built within 7m of a boundary to the rear of the house

  • Ensuring the extension is kept to a single-storey structure when built on designated land (e.g. national parks, the Broads, conservation areas, World Heritage Sites, or Areas of Outstanding Natural Beauty (AONB’s))
  • Ensuring extensions on designated land do not extend beyond an adjoining principal or side elevation

The Type of Property

  • Ensuring a single-storey rear extension does not extend further than 4m from the wall when the property is detached
  • Ensuring a single-storey rear extension does not extend further than 3m from the wall when improving any other kind of property

The Type of Extension

  • Ensuring that any extension with multiple storeys does not extend further than 3m

There may be further stipulations besides these that apply in your local area, so we would always recommend that you contact your local authority before planning a timber frame construction.

Will an Oak Framed House Extension Require Planning Permission?

To build an oak frame extension onto your property, you will need to adhere to a number of different guidelines around planning permission and the Building Regulations. These are mostly focused on the materials used, the size of the extension you want to build, and its location, but there may be other rules that only apply in your local area as well.

As such, we would always recommend contacting your local authority and asking before beginning any construction work.

To learn more from a professional planning permission guide, or to find out how we can help to ensure that you are granted the permission you need for your installation, please see our page. Alternatively, you can also contact us right away to hear more about this from one of our friendly team members.

How Much Will an Oak Frame Extension Cost?

In general, most of our oak garages, garden rooms, workshops, storage spaces, and other structures will cost somewhere between £5,000 and £30,000. However, to know the specific cost of the extension you would like to build for your property, you will need to speak to our team and tell us more about its size, intended use, and design complexity. This is because each manufactured product is made to the requirements and specifications of the purchaser, meaning that each also comes with a unique price tag.

We will be glad to work with you to calculate the cost of your own planned extension, sorting through each feature you would like to see (and use) in its finished design. Contact us today to get started on listing your specifications and one of our team members will be fully prepared to provide you with a quote.

Why Choose Us?

Below, we’ve listed a few of the reasons customers across the UK have made us their first choice for green oak-framed buildings and structures of exceptional quality:

  • Our products are all Q-Mark certified, meaning they have been made to industry standard
  • Our techniques and processes are all overseen by BM TRADA, one of the strictest and most highly respected certification panels in the UK
  • All products are manufactured from sustainably sourced wood, taken from a specially designated site in France. Three saplings are planted in place of every tree used in our work
  • All trees used in our work are grown and cultivated to be as tall, strong, and straight as possible, minimising waste in the manufacturing process, saving land space, and ensuring that we can keep our prices at competitive rates
  • The timber we use is thoroughly checked and graded upon arrival at our workshops, so that our experts can be sure only the strongest pieces are being used in our products
